Commercial Insurance
Protection for your premises, contents and stock
Your building, equipment and inventory are vulnerable to damage — and the cost of repairs, replacement and downtime can be significant. We help you assess and reduce your property risks.
Why purchase commercial property cover?
If your business owns or leases a physical space, commercial property insurance is the safety net that keeps you afloat after property damage or related losses.
- Cover for your property — Reduces the cost of replacing damaged or lost property and equipment.
- Property-specific cover — Policies can be tailored to your particular premises, on top of general cover.
- Keep trading — Our claims team works to get the claim moving quickly so you can keep operating.

What do most policies cover?
Most policies cover a range of events. Here's a typical list — and just as importantly, what's usually excluded.

- Tenants responsible for fit-out, plant and contents
- Owner-occupiers running a business from their own premises

What affects your premium
Property premiums are driven by what is insured, where it is and how well it is protected.
Sum insured
The replacement value you insure for. Underinsuring to save premium can leave you short at claim time.
Location
Postcode drives exposure to storm, flood, bushfire and crime, and insurers price each area differently.
Construction and age
Building materials, roof type, age and condition all affect how a property is rated.
Occupancy and use
What happens inside the building — a restaurant is rated differently from an office.
Security and protection
Alarms, locks, sprinklers and monitored security can reduce the premium.
Claims history
Past claims — yours and, in some cases, the industry’s — affect what insurers offer.
Common questions
What is the difference between replacement value and indemnity value?
Replacement value pays to rebuild or replace as new. Indemnity value deducts depreciation, so you receive less. Many owners insure for replacement value so they are not out of pocket after a loss.
Is flood covered?
Flood cover varies between insurers and is sometimes optional or excluded in high-risk areas. We check the wording and the property’s flood exposure before recommending a policy.
What does loss of rent cover do?
For landlords, loss of rent replaces the rental income you would lose while the property is repaired after an insured event, for an agreed period.
Who insures the building — the landlord or the tenant?
Usually the landlord insures the building and the tenant insures their own contents, stock and fit-out. Your lease sets out who is responsible for what, and we can review it with you.
