Why landlord insurance is different
Ordinary home insurance doesn't cover a tenanted property. Landlord insurance adds what a landlord actually faces: loss of rent while the property is empty, malicious or accidental damage by tenants, and your liability as a landlord.

What affects your premium
Landlord premiums are priced on the property and how it is tenanted.
Sum insured
The replacement value you insure for. Underinsuring to save premium can leave you short at claim time.
Location
Postcode drives exposure to storm, flood, bushfire and crime, and insurers price each area differently.
Construction and age
Building materials, roof type, age and condition all affect how a property is rated.
Tenancy type
Long-term leases, short-stay lets and boarding arrangements are rated differently.
Optional covers
Loss of rent and tenant damage add to the premium and are often the reason landlords buy the policy.
Claims history
Past claims — yours and, in some cases, the industry’s — affect what insurers offer.
Common questions
Does landlord insurance cover the tenant’s belongings?
No. Tenants need their own contents policy. Landlord insurance covers the building, the landlord’s fixtures and, depending on the options chosen, rent and tenant-related risks.
Is loss of rent covered if the tenant stops paying?
Rent default cover is usually an optional section, separate from loss of rent after an insured event such as fire. Check which you have.
Do I need landlord insurance if the building is strata?
The strata policy covers the building and common property. You still need landlord cover for your own fixtures, contents, liability as a landlord and rent-related risks.
Does it cover short-stay platforms?
Some insurers cover short-stay letting and some exclude it. Tell us how the property is let so the policy matches.
